How we bill, what we warranty, and how memberships renew, cancel, and transfer — in plain language, before you ever sign anything.

Payment schedule (project work)
Project work is billed 50/50: a 50% deposit at signing, before work begins, and the remaining 50% at substantial completion. OPS purchases materials at deposit, which locks your materials pricing the day you sign.
Invoices are due on the date stated. Past-due balances accrue a late charge of 1.5% per month (18% per year), or the maximum allowed by law if less.
Changes to scope (change orders)
Anything not itemized on your estimate is not included. Any change to scope, materials, or price is approved in a written change order before that work proceeds — no surprise charges.
Conditions not reasonably visible at quoting (concealed wiring, undersized service, code-required corrections) are handled the same way: documented, priced, and approved by you first.
Workmanship warranty
OPS warrants its workmanship for twelve (12) months from substantial completion. Materials and equipment carry their manufacturers' warranties, which OPS passes through to you.
To make a claim, contact OPS; OPS repairs covered workmanship defects. The warranty excludes materials, normal wear, power surges or outages, and damage from misuse or alteration by others.
OPS Care membership — terms & billing
Memberships are sold in committed 3-, 6-, or 12-month terms (no month-to-month). You may prepay the full term (receiving any term discount) or pay monthly across the committed term.
Membership is not insurance, a home warranty, or a service guarantee — it is a documented safety-inspection program with member pricing, included service visits (on eligible tiers), and priority scheduling. Included visits cover the first hour of standard on-site labor during business hours and do not roll over month to month.
Membership is available for properties in Duval, St. Johns, Clay, Nassau, and Baker counties, Florida. Eligibility is determined by the property address, not the billing address.
Automatic renewal & reminders
Auto-renewal is a separate, affirmative opt-in at enrollment (Fla. Stat. § 501.165) — if you don't check the box, your membership simply ends at the end of its term.
If you opt in, OPS emails a reminder at least 30 days before each renewal stating the renewal date and price. You can turn auto-renewal off anytime, free, in your member portal — your benefits run through the end of the term you're in, then the membership ends.
Membership cancellation & refunds
Turning off auto-renewal is always free and never a penalty — that's the right move if you just don't want another term.
Cancelling before your committed term ends: your membership fee reserves a place in OPS's limited-capacity program for your full term, so prepaid terms are non-refundable for the unused remainder (benefits stay available through the end of the paid term), and monthly-commitment members owe the remaining scheduled payments for the balance of the term.
OPS provides a prorated refund of the unused term whenever OPS cancels or can't provide the membership — for example your property is outside our service area or we discontinue a tier — or where Florida law requires. Work already performed, completed inspections, and service visits already used are not refundable.
Cancellation requests are reviewed by a person — submit one from your member portal and we confirm the exact outcome, including any refund or balance, before anything changes. Approved refunds are issued to the original payment method within 14 days.
Selling or moving? Transfer your membership
If you sell an enrolled property, your remaining term and the property's documented inspection record can transfer to the buyer at no charge (they accept the agreement; property stays in our service area) — a genuine selling point for your home.
Or move the membership to your new home in our service area, free, once per term. If neither works, OPS treats it as our-side cancellation and refunds the unused portion of your term prorated.
Response-time targets
Business hours are Monday–Friday, 7am–6pm ET. Home members: priority scheduling — same business day if you reach us before noon, otherwise next business day. Portfolio: 1-business-day contact, roughly a 3-business-day on-site target for non-emergency work. Premium: same-business-day contact with a dedicated point of contact, a 1–2-business-day on-site target, and priority emergency response.
These are targets we staff toward, not guarantees — during peak demand we'll always tell you proactively if we're running behind. No target applies to delays beyond our reasonable control (weather, utility outages, permit timing, parts).
Inspections & your insurance
Your signed safety-inspection certificate is documentation you can share with your insurer or agent. It may help you qualify for better consideration — but any discount or premium change is solely your insurer's decision, and OPS cannot and does not guarantee one.
